A real tune-up is not a filter change and a sticker. Here is what we check, and we will show you the readings rather than just telling you it passed.
- Combustion analysis, including carbon monoxide in the flue
- Heat exchanger inspection for cracks and corrosion
- Burner cleaning and flame sensor service
- Gas or propane pressure verified at the manifold
- All safety controls tested: limits, rollouts and pressure switches
- Blower wheel condition and amperage draw
- Static pressure across the system, which tells us whether the duct is choking the equipment
- Refrigerant charge, superheat and subcooling on cooling equipment
- Condenser coil cleaning
- Electrical connections tightened, capacitors tested against rated values
- Condensate drain cleared and the safety switch tested
- Thermostat calibration and settings review
Two visits a year, and why the timing matters
Heating gets checked in the autumn, cooling in the spring. Book the heating visit in September or early October if you can. By late November everyone in the county has remembered at once, and the schedule tightens considerably.
If you own a seasonal property, a cabin or a rental, maintenance is worth even more, because nobody is in the building to notice the early warning signs.

How often should a furnace be serviced?
Once a year, before the heating season. Air conditioning should be checked once a year as well, in spring. If you have a heat pump it runs year-round and should be serviced twice, because it accumulates roughly double the run hours.
Does a tune-up really save money?
It reliably prevents the expensive failures rather than shaving a large amount off your monthly bill. A seized inducer motor or a cracked heat exchanger found in September is a scheduled repair; found in January it is an emergency call and possibly a hotel room.
How often should I change my furnace filter?
A one-inch filter needs changing every one to three months, sooner with pets or in a dusty house. A four- or five-inch media filter usually goes six to twelve months. A restricted filter is the single most common cause of the no-heat and no-cool calls we attend.
Do you offer a maintenance plan?
