What Actually Drives the Cost of a New Furnace in Minnesota
There is no single honest figure, because sizing, efficiency, venting changes and ductwork move the price substantially between houses. What you can do is compare quotes properly: check that both are for a correctly sized unit, that venting and permit work are included, and that any duct modifications are itemised rather than assumed.
Why nobody can quote you a real number over the phone
You will find websites happy to publish a tidy price range for a furnace replacement. Treat that number the way you would treat a car price that ignores the model. It is not that the range is secret, it is that the range is so wide it stops being information.
A straight swap of an 80% furnace in an accessible basement with existing venting that still complies is a fundamentally different job from a condensing furnace going into a tight crawlspace with a chimney that needs lining and a return that needs rebuilding. Both are 'a new furnace'.
The six things that actually move the price
- Capacity. A correctly sized unit for your house, established by a heat-loss calculation rather than by copying whatever was there before.
- Efficiency and staging. Single stage, two stage or modulating, and 80% versus 95%+ condensing. Each step up costs more equipment and, for condensing, different venting.
- Venting. A condensing furnace cannot use the old chimney. It needs PVC run to an exterior wall, and that route is sometimes easy and sometimes expensive.
- Chimney lining. If you keep an 80% furnace but the water heater now vents alone into an oversized chimney, that chimney frequently needs relining. It is a real cost and it is easy for a quote to leave out.
- Ductwork. Plenum and transition fabrication is normal. A genuinely undersized return is a bigger job, and skipping it means the new furnace underperforms exactly like the old one.
- Access. A furnace that has to be broken down to get through a crawlspace hatch takes considerably longer than one wheeled out of a walk-out basement.
How to compare two quotes properly
Comparing the bottom-line totals of two quotes tells you almost nothing. Compare these instead, line by line.

Where efficiency pays back here, and where it does not
Going from an old 80% furnace to a modern 95%+ condensing unit is a genuine saving in our climate and it usually pays back over the life of the equipment. Going from 95% to 98% generally does not, once the extra equipment cost is counted.
If your home runs on propane, the calculation shifts. LP is expensive enough per delivered BTU that efficiency pays back faster, and it is worth pricing a cold-climate heat pump alongside the furnace rather than instead of it.
Rebates and tax credits
High-efficiency equipment and heat pumps frequently qualify for utility rebates and federal tax credits, and the programmes change from year to year. Ask your contractor what is currently available for your specific utility and the specific model being quoted.
One caution: be wary of a quote whose attractiveness depends on a rebate you have not yet been approved for. We quote the price you pay and tell you what you may be able to claim back separately.

Is a bigger furnace better?
No, and it is one of the most expensive misconceptions in the trade. An oversized furnace short cycles, wears its own components faster, leaves the far rooms cold and costs more to buy. Correct sizing is worth more to your comfort than any efficiency rating.
Should I replace the air conditioner at the same time?
If it is a similar age, it is usually worth pricing both together. Doing them at once shares the labour and guarantees the indoor coil is properly matched to the outdoor unit, which is where a lot of efficiency quietly disappears.
